A West Austin address has cache, and usually a gorgeous older home sitting on a manicured lawn. The communities to the west skew toward the high end of the housing scale and, generally speaking, the climate leans toward conservative and traditional. Most of the schools are great, as is the shopping, dining, and scenery.

Tarrytown and Pemberton Heights are among Austin’s oldest and most prestigious neighborhoods, and offer residents elegant homes in tranquil, established communities with a quick and comfortable trek downtown. Head farther west and you’ll find some of the city’s most exclusive neighborhoods and masterplanned communities nestled in the scenic rolling hills that hint at the nearby Hill Country area.

Points of interest include Lake Austin, the 360 Bridge, Mt. Bonnell, Austin and Westwood Country Clubs, Barton Creek Greenbelt, and the Wild Basin Wilderness Preserve.


  • Tarrytown

    Beautiful, affluent, upscale, and impeccably clean, Tarrytown has everything, from 1920s cottages to new mansions. But its mostly large, older homes reinforce the sense that this neighborhood offers something desirable for Austin’s elite. Right on the edge of Lake Austin, with a golf course, nature preserve, park, and stellar schools, this well-kept community is full of politicians, business professionals, and artists.

  • Westlake Hills

    Known for its prestigious Eanes School District, Westlake Hills offers many of its residents million-dollar views of hills and canyons. Homeowners range from science and technology professionals and physicians to young families. Home to the Barton Creek Greenbelt, Barton Creek Golf Resort and Spa, and state-of-the-art medical facilities, Westlake residents enjoy the amenities of their little corner of Austin as much as they appreciate the idyllic setting.

  • River Place

    River Place is one of the newer communities in Northwest Austin. First developed in the early 1990s, River Place has about 1,100 homes and sweeping views. Families looking for larger homes, country club amenities, and a nature trail right in the community will enjoy the somewhat self-contained environment here. Surrounded by lakes, the setting is picturesque and offers a convenient combination of urban and suburban living.
